To better understand comp homes, let us look at an example situation. Your home is a 2000 square foot, two-story home with four bedrooms and three baths. The homes for sale within a small given radius of your home are all smaller and have less bedrooms and bathrooms. These homes are not comparable in size to your home and are, therefore, not considered to be comp homes.
